        Friendly, well trained staff, rooms are very well refurbed and comfortable. I would recommend this hotel.

        Car park inadequate and very scruffy, although code key secure. The Lift needs updateing or exporting to a theme park as a thrill seekers ride!

        Lift doors very noisy, ideally you need net curtains in the few rooms that are overlooked.

        Helpfull manager and great reception staff, good quality room for price (recently refurbished) Good quality feel to the work that has talen place so far in the hotel.

        One really bad thing unfortunatly, there was no hot water available in my room until after 8am,most business guests had left with only a cold shower and had to shave using water from the room kettle. Should be a simple thing to sort (boiler check by night desk staff)

        Hotel in the middle of being refurbished, but had one of the lovely newly refurbished room. Great location - good staff. Fantastic weekend, would stay again.

        Although our short stay was for a family bereavment the hotel and the evening meal made up for it. Please thank Julian and his staff, and we now have the code for the carpet for our house. A R Ward Leeds. We will return.

        Convenient location in town centre with own free car park. Comfortable bed, tea and coffee -making facilities and good supply of biscuits! Excellent wall-mounted flat screen tv. We booked a twin room but for some reason were given a family room with a double bed and a single bed instead. The receptionist apparently made a mistake when checking us in- this being pointed out to us by the receptionist on the second day when querying why only one of the two security key cards would not work. The reason it didn't work being that the receptioinist at check in had only programmed one key card to work!! This suggests to me a need for further training!

        The hotel is currently being refurbished and is surrounded by scaffolding and generating much dust! Lounge areas of hotel shut off during our stay , which was disappointing, so nowhere to relax and read papers other than in our bedroom, which only had one chair provided for us to share. Our room, number 300 , on the third floor was next to the lift and when it was in use we would hear a roar of noise as it moved up and down the lift shaft. Our room was on the hotel side next to the local pub " The Maiden's Head " which provided us with live music from a local band until about 1am on a Sunday morning! Also there is a constant noise coming from the roof plant -electrical plant, air- conditioning?? You kind of get used to it when the music stops. Breakfast was a bit of a shambles, no menu and no help from the staff on duty. The only question or spoken word was: " Brown or white toast - one slice or two?" When the toast arrived it probably had been in the toster all of 10 seconds! Coffee in a vacuum jug- well stewed and undrinkable. Bacon, sausages with black pudding, scrambled egg on a help yourself basis but did not look appealing. One flavour of jam in a small dish to be shared by all! Although breakfast was included in the price of the room we decided on the second day of our stay to use the nearby Cafe Nero instead.

        Receptionist very helpful. Hotel is being renovated at present. The room was very nice and modern. Staff very helpful and food very good. Hotel is set in middle of kings lynn. At the time of our visit hotel was covered in scaffolding but this did not affect our visit. Give it another couple of months and work should be complete.

        Central location, own carpark, breakfast was excellent. The room was modern spacious and clean.Reception and male barman were very considerate and helpful.

        Restaurant staff were eastern european with limited knowledge of English. The hotel will be a lot better when refurbishment is finished.

        This was a budget hotel. For the money the room and 'small' bathroom were very acceptable and newly renovated. The breakfast (I had the full English breakfast) was served quickly, was hot, fresh, tasty and filling.

        The outside of the hotel desperately needs renovating as does most of the interior of the hotel. It appears that this is being addressed. The location is perhaps not the best, with a lot of bars and night clubs in the near vicinity. My room was however quiet!!! The bar is a bit gloomy.

        Despite undergoing major renovation work on the ground floor, we were undisturbed on the third floor and slept well. We thought the management had planned the building works quite thoughtfully as it must be difficult to maintain a business under these circumstances. The room rate was very fair, reflecting the disruption caused by building works.

        We had a scare on the day before arrival when we were phoned and told that our reservation was not confirmed and asked to take two single rooms instead of the twin we had booked. Fortunately, this was sorted out within an hour and there were no problems on arrival. Breakfast was not well organised, but that was probably due to the temporary dining arrangements.

        The matress was uncomfortable, the plaster was falling off the walls, the room was too hot, our room backed on to a pub beer garden, which was noisy.

        The Staff were really good and very helpful. Food and service was faultless. Despite the ongoing refurb i enjoyed my short stay and would certainly return.

        This is currently a work in progress as the place is being refurbished. Ultra modern in my room, quite tired elsewhere. However, it was an enjoyable visit.

        the hotel was in the town centre

        It is currently being refurbished but you had to go through the old part to the refurbished part, and that was extremely unpleasant. Our room was 2 rooms away from the lift but I could hear it all night. I felt the waiting staff at breakfast could do with more training. We sat for ages with dirty plates whilst they were all chatting in the kitchen. I would recommend to wait until the refurbishment is completed.
